Volunteers requested to Contact City of Cambridge

  • Contact City of Cambridge regarding parking on Wheeler St, how would they typically handle it being resident-only or not, and how we can have a say in it?
  • Adding blacktop fill on wheeler street where the ramp is to the parking garage
  • Address the flooding at Wheeler St and Concord Ave
  • Street cleaning on Wheeler St
  • Get clarification from the Cambridge Fire Department on rules regarding Grills on decks
  • Check with Verizon to find out where we stand with getting Verizon services to the complex.

Review Draft Letter to Developer

Most of the meeting was spent discussing, reviewing and confirming the contents of the letter we will send over to World Realty listing common issues.

  • As attendance at the meeting was low, we will need to get all other residents signatures.
  • The signature page will be in the mail room until some point on Wednesday 7/16/08, when it will be collected and handed off to J.M. Whitney with the final draft for sending to World Realty.
  • Agreed on requesting a reply outlining a plan for resolution within 3 weeks of sending the letter.
  • Phone call between Mark and Mike: Mark indicate to mike the importance of having a fully populated complex, and to that end, he was focused primarily on that, but also committed to continue to recognize the importance of dealing with this issues that have been identified. He also indicated that he was going to take care of other issues that would not even be part of the official punch list.

Specific Revisions

"...AS mentioned in a number of residence home inspection reports..."

  • Specifically list which items are important enough to request a professional review of the completed fix (Garage)
  • Reword the garage inspection piece
  • Item 2: Garage Drainage
  • Item 3: Garage Security
  • Securing all unit doors and all entry ways when work is completed at the end of each workday
  • Door closest to the mail room in building C North East Door does not close
  • Leaks from the water heaters have leaked from one unit to other(s)
  • All units with water heater leaks are seeking a resolution to the leak. The investigation of the water heater leak should yield both the cause and a solution. Each unit with this issue should receive the same standardized solution if it can be used generically to solve all water heater leaks in all units.
  • Many windows lack caulking around the frame. Inspect all windows to assure that windows are properly caulked.
  • Firehose doors no longer close because the spigot was rotated such that the fire department can attach their fire hoses
  • Getting temperature readings of hallway heat at certain times of the day to include in the letter --MikeSchroll 22:35, 14 July 2008 (UTC)

NStar Electric & Gas Service

  • Reminder to residents to double-check that they're signed up for gas.
  • Some residents signed up for gas service, but because the address wasn't in the system, the request was not completed the first time.
  • Nstar has been coming around disabling some residents' services because of this.
  • World Realty has been sending out service-bills to residents to pay, because service was not switched over.

Trash Situation Update

  • Extra bins have been taking care of the amount of trash generated.
  • Reminder to only place cardboard in the cardboard bin. Volunteer Julie put signs on the cardboard bin to emphasize that it is not for trash.
  • All trash was moved by resident Chris from spot 37 to the cardboard bin - Thanks Chris!

Individual unit punch lists

  • The deadline for completion of punch-list items are stated in the P&S.
  • In some, this is 60 days after the close date.
  • The first resident punch lists will be coming due 7/14/08, 7/20/08.

2 bedroom units upper windows

  • Place in Brighton that makes window films that help insulate the house from heat - (More info!)

Closet Handles

  • Demonstration by Mike of closet door handles which come off if you pull them hard. Many closet door handles are not secured properly. Check yours!

Package Delivery

  • Discussion of package delivery when residents are not home. This can be achieved by getting a keypad lock for the mail room, and then providing the combination to UPS, FedEx, DHL.

Street Parking

  • Discussion of whether street parking should be resident-only (requiring pass from the city) or open - see Volunteers section.
  • Apparently residents can get a 'guest' pass which they can put in their guests cars.

Progress on Garage Leaks

  • Walls are being torn down in building A stairwells and they are sealing the cinderblock walls to make them watertight.
  • Confirmed with Eric that they will also be removing the wood before sealing --MikeSchroll 22:35, 14 July 2008 (UTC)

Garage Security

  • Security entrance to the garage is important.
  • Some residents voiced that this should be a priority issue.
  • Someone actually BORROWED a residents bike. Others are encouraged to lock their bikes.

Welcome Letter for new Residents

  • Discussion of crafting a welcome letter or ask the management company to craft one for us?
  • This could articulate certain tips and basic rules for all residence to avoid any confusion.
  • Should be mirrored on the wiki. See Welcome Letter to new residents

Privacy of Community Discussions

  • Discussion of whether the Wiki should be privatized? - We do not want any negative vibes to get out to new or potential buyers
  • Reminder that the mailing list is private, requiring permission to be added. Any private data is being stored there (such as resident contact information)
