Curtis Whitney attended the meeting to discuss Mark Coppola’s response to the community’s Claim Letter. Curtis agreed to follow up on red items (1, 3, 4, 5, 6, 8, 9, 11, 13, 14).

Garage Door: In the future, if the door is broken, please notify Curtis Whitney (The Management Company). Do not adjust or repair.

Garage Door Status: Curtis will notify owners when garage door is repaired (and working with remotes). Per a recent email, openers may need to be replaced. (Other: Curtis recommended that we push the door out in the future – allowing people to access trash receptacles without opening/closing the door.) Curtis will make sure a sign is posted to show how door operates – and what to do in case of malfunction.

Individual Punchlists: The developer requests that everyone submit open punchlist/claim items. He will coordinate work with the builder – to be completed in September 2008.

Wednesday, 8/27: Water will be shut off between 10-2.

[edit] CLAIM LETTER

1. Garage & Storage Units: Water Leaks Developer is finalizing contract with water-proofing company (maybe Atlantic). Work will start in September. Curtis: We would like to understand why the structure is not under warranty. Will the new work be under warranty?

2. Garage Drainage See Item 10 notes.

3. Garage Security Openers were distributed but they may need to be replaced. Curtis will update us.

4. General Security Per developer, people will be living in all buildings week of 8/25/08. Owners agreed to close open doors, but will not enter units to secure them. Curtis to notify developer about sliding doors being left open.

5. Garage Ramp Curtis to follow up with NSTAR (as they did excavation).

6. Water Heaters We requested that engineering report be available to all owners who request it. Curtis: Please communicate to developer.

7. Windows/Installation Caulking of exterior buildings will occur in September.

8. HVAC Units Noise and vibration persist in Building B. Curtis to follow up with developer.

9. Stairwells & Hallways Torn screens and broken windows reported fixed week of 8/19/08. Common area cracked windows will be repaired week of 8/25/08.

These issues remain open: All buildings: Screens not installed in double windows. Building B: 2nd Fl/North: Screen is still torn

Fire Boxes: Doors do not close if cap is not secured. Cap must be secured per Fire Department to prevent leaking/flooding. So, box doors must be adjusted/replaced.

Hallway Temperature: Developer is investigating several options.

Option 1: Install A/C in front hallways with fans in back hallways. This would be costly to maintain. Most unit owners thought that this was undesirable. Option 2: Install fan system to vent out heat.

Owners also suggested the following: Apply window UV film to windows to cut heat. Replace lighting fixtures.

10. Grounds These 3 measures are related to garage drainage issues. Mulch was removed from courtyard and replaced with mixture of moss, loam, and sand. Developer anticipates that this finer mixture will wash away easier and not create clogs. Developer will install balcony gutters where there are water runoff issues (into courtyard below). Developer will plant junipers – as a barrier to wash-off.

Fence section will be repaired and reinforced with cement. Curtis is currently looking for best pricing for repair.

11. Mailroom Entry We requested a keypad entry (cost to be deducted from association funds – controlled by developer). We will need to do this ultimately – to allow Fed Ex/UPS entry.

12. Mailroom Elevator (See Developers comment.)

13. Verizon Curtis to follow up.

14. All/Many Units

a. Dryer Vents Owners are encouraged to note this issue on individual punchlists.

b. Sound System Wiring Curtis to call the electrician to investigate why some speakers do not work.

c. Ventilation Owners can contact HVAC contractor to request adjustments. Chris Attardo: 978-621-2970

d. Paint To be addressed in individual punchlists.

e. Intercom System Working in North buildings. Curtis: Please inform developer that it is not working (or labeled) in Building D.

f. Intercom System: North Curtis to follow up with developer.
